Crawl Space & Foundation Repair in Fuquay-Varina, NC

Fuquay-Varina has two kinds of houses: the older homes around its two original downtowns, and the much larger number of subdivision homes built across southern Wake County since the 2000s.

Triangle Reconstruction has invoiced more than 110 jobs in Fuquay-Varina since 2014 — at least 10 of them since the start of 2024.

Fuquay-Varina Homes and What Is Under Them

The town was two towns, Fuquay Springs and Varina, until they merged in 1963, and each still has its own small historic center with older houses on low crawl spaces and brick piers. Most of the town's homes, though, are newer: the farmland around Fuquay-Varina has filled with subdivisions over the last twenty-five years, and many of those houses were built on vented crawl spaces.

On new-construction lots the problem is often the ground, not the house. Backfill around a new foundation settles for years after the build, and a lot that drained away from the house on closing day can end up draining toward it. Water that reaches the foundation finds its way into the crawl space, and that is where much of our work here begins.

Common Problems We See in Fuquay-Varina

  • Standing water under the house after heavy rain, often traced to settled grading or short downspouts
  • Crawl spaces low enough that water has nowhere to go without a sump pump
  • Damp vapor barriers and summer humidity in newer vented crawl spaces
  • In the older homes near the two downtowns: settled piers and long-damp floor framing

The usual order is water first, then humidity: stop the water reaching the crawl space with drainage or a sump, and only then seal it. Sealing a crawl space that still takes on water traps the problem rather than solving it.

Frequently Asked Questions

Most often the ground around the house has settled since it was built, so rain now runs toward the foundation instead of away from it. Downspouts that empty right at the wall make it worse. An inspection finds where the water is getting in before anything is sealed.

“Rob and his crew are super. I had a very big project to renovate a 130-year old farmhouse. They worked diligently to put in new piers, new girders, and new joists. Then they also help to fix some frames and add subfloor. This allowed me to move on. Really enjoyed working with Rob.”

“Very professional! They carried out their task while going the extra mile. It was obvious to me that quality is of great importance. They left it better than they found it. I would recommend them to my greatest of friends and family.”

“After having some minor flooding issues, we contacted Triangle Reconstruction and they were amazing in their ability to identify the issues and the best way to address it. What was most impressive was the team that came out and did the work. They were probably the most professional and organized crew we've ever seen work on our house. Brian, our rep, and Rob, the owner, regularly checked in on their work and kept us updated on the progress. I hope I never have to deal with flooding issues again, but if I do, I'll call Triangle Reconstruction again.”
