How a Garage Door Lintel Is Replaced
Replacing a garage door lintel means removing a section of load-bearing masonry, taking out the steel underneath it, and putting both back. It is a genuine structural repair rather than a cosmetic one, and understanding the sequence makes it much easier to judge whether a quote you have been given is thorough or is skipping something that matters.
1. Establish That It Is Actually the Lintel
The first step happens before any tools come out. Cracked brick above an opening can be lintel corrosion, foundation movement, or both, and the repairs are entirely different. A proper assessment looks at the whole house, not just the wall in front of it: other openings, interior door operation, floor level, and the chimney. If the house is settling, that gets addressed first — otherwise the new lintel is installed into a wall that is still moving.
2. Shore the Masonry Above the Opening
Once the steel comes out, nothing is holding the brick above it. Temporary shoring goes in first — needle beams or bracing that pick up the wall above the work area and carry it while the lintel is out. This is the step that separates a structural repair from a risky one, and it is not optional at a sixteen-foot span.
If a quote does not mention shoring, ask about it. Removing a garage lintel without supporting the brick above it is how a repair becomes a collapse.
3. Remove Brick and Extract the Old Steel
Enough courses come down to expose the lintel and reach its bearing points at each end. How many depends on how far the damage has travelled: sometimes it is one or two courses, sometimes the corrosion has opened joints well up the wall and more has to come out. Brick that is sound gets cleaned and set aside for reuse, which matters for the finished appearance.
The old steel is then cut and drawn out. A badly corroded lintel often comes out in pieces, and there is usually a scattering of rust scale in the cavity that has to be cleared.
4. Size and Set the New Lintel
The replacement is sized for the span and the load above it — not simply matched to whatever was there, since undersized original steel is one of the reasons lintels fail. Two things matter as much as the size of the section.
- Corrosion protection. Galvanized or otherwise coated steel, rather than bare, because the whole failure mechanism you are repairing was corrosion. This is the cheapest insurance in the entire job.
- Bearing length. The lintel has to land far enough onto solid masonry at each end to transfer its load. Insufficient bearing concentrates stress at the corners of the opening and is a common cause of premature deflection.
5. Flashing and Weep Holes — the Step That Decides Whether It Lasts
This is the part of the job most worth asking about, because it is invisible once the brick goes back and it is the difference between a repair that lasts decades and one that fails the same way the original did.
Through-wall flashing is installed above the new lintel to catch water moving through the brick and carry it outward. Weep holes are left open in the mortar joint above the lintel so that water has somewhere to go. Together they keep water off the steel. Without them, a brand-new galvanized lintel is sitting in exactly the conditions that destroyed the last one — it will simply take longer.
It is worth saying plainly: a lintel replacement that reinstalls the brick without flashing and weeps is not a complete repair, however good the steel is.
6. Rebuild the Brick
The salvaged brick goes back, toothed into the surrounding wall so the new work interlocks rather than sitting as a visible patch. Where brick was damaged beyond reuse, replacements have to be matched — and on older homes that is the fussiest part of the whole job, since brick colour, texture and size have all changed over the decades and a discontinued brick may need to be sourced from a salvage yard.
Mortar is matched for colour and joint profile as well. A structurally perfect repair with the wrong mortar colour reads as a scar across the front of the house, and the front of the house is usually where the garage is.
7. Remove Shoring and Address What Caused It
Shoring comes out once the masonry has cured enough to carry itself. The last step is the one that determines whether you do this again: fixing whatever was putting water at the header in the first place. Usually that means gutters and downspouts that discharge away from the opening rather than beside it, and sometimes it means correcting drainage or grading that sends water back toward the house.
How Long It Takes
A straightforward single-opening replacement is typically a short job measured in days rather than weeks, with the bulk of the time going to masonry work and cure time rather than to the steel itself. What extends it is scope discovered on opening the wall — corrosion that has travelled further than it appeared from outside — and brick matching on older homes, where sourcing can take longer than the installation.
Your garage stays usable for most of the work, though there will be a period while the wall is open and shored when the door cannot be operated.
