Why Garage Door Lintels Fail in Triangle Brick Homes

If you have a brick home in Cary, Raleigh, Durham or anywhere else in the Triangle, there is a piece of steel above your garage door doing more work than any other single component in the wall. It is called a lintel, and when it fails it takes a section of brick with it. The cracking that shows up above a garage opening is one of the most common calls we get, and it is almost never the brick's fault.

What a Lintel Actually Does

A lintel is the horizontal member that spans an opening and carries whatever sits above it. In a brick-veneer home, that is a length of steel angle — an L-shaped bar, often called angle iron — tucked into the wall so its horizontal leg supports the first course of brick above the opening and its vertical leg hides behind the brick face. Every window and door in a brick house has one. You have never seen yours, because it is doing its job.

Brick veneer is not structural. It is a single wythe of masonry hung on the outside of the house, and it has no ability to span an opening on its own. Remove the lintel and the brick above the garage door has nothing underneath it.

Why the Garage Opening Fails First

Almost every brick home has a dozen lintels and only one of them tends to fail. The garage is where three disadvantages stack up.

  • It is the widest opening in the house. A window lintel spans three or four feet. A double garage door spans sixteen to eighteen. Longer spans carry more load and deflect further under it.
  • It carries the most brick. A garage door header usually has more wall above it than a window does, and all of that weight lands on one piece of steel.
  • It is the closest to the ground. Rain coming off the roof, splashback off the driveway, and irrigation spray all reach the garage header in a way they never reach a second-storey window.

Rust Jacking: How Steel Breaks Brick

Here is the part that surprises most homeowners. A lintel rarely fails by snapping or bending. It fails by getting bigger.

When steel corrodes, the iron oxide that forms takes up substantially more space than the steel it replaced — several times the original volume. That expansion has nowhere to go. It is sandwiched between the steel and the masonry sitting on top of it, so it pushes. Mortar joints open, brick courses lift, and eventually the wall above the opening is being levered apart by rust. Masons call it rust jacking or oxide jacking, and it is why the first visible symptom is usually a long horizontal crack following the mortar line directly above the door rather than anything that looks like a broken beam.

The crack is the symptom. The rust is the cause. Repointing the mortar without addressing the steel underneath means the same crack reopens, because the thing forcing it apart is still there and still growing.

Why It Happens Here

Steel rusts when water reaches it and cannot drain away. In central North Carolina, we supply plenty of the first condition — humid summers, a long wet season, and enough freeze-thaw cycling in winter to work moisture deeper into any joint that has already opened. What decides whether a particular house has a problem is the second condition: whether the water that gets in can get back out.

Two details control that, and both are invisible from the driveway. The first is through-wall flashing, a membrane above the lintel that catches water moving through the brick and directs it outward instead of letting it pool on the steel. The second is weep holes, the deliberate gaps left in the mortar joint just above the lintel that let that water escape. When flashing is missing, installed short, or lapped the wrong way — and when weep holes were never formed or have been filled in by a well-meaning repointing job — water sits directly on bare steel for years.

Add anything that concentrates water at the opening and the clock speeds up: a downspout discharging beside the garage, a driveway pitched back toward the house, or gutters that overflow across the header every heavy rain.

The Other Failure Mode: Deflection

Less common, but worth knowing. If the steel was undersized for the span when the house was built, or if it does not have enough bearing where it lands on the masonry at each end, it will slowly sag under load. That produces different cracking — typically stair-step cracks climbing diagonally from the top corners of the opening as the wall redistributes load around the sagging middle — and a brick course above the door that is visibly no longer level.

Deflection and rust jacking can occur together, and they often do, because a sagging lintel opens the joints that let water in.

What It Is Not

Cracked brick above a garage door does not automatically mean a lintel problem. Foundation settlement produces cracking too, and openings are where a settling wall shows it first because they are the weakest points in the masonry. The distinction matters enormously, because replacing a lintel on a house that is actually settling fixes the symptom and leaves the cause running.

The tell is usually where else the house is cracking. A lintel problem is local — it lives above one opening and nowhere else. Settlement is systemic, and generally shows up in more than one place: cracks at other openings, doors and windows binding elsewhere in the house, sloping floors, or separation where the chimney meets the wall.
