Floor Joist Repair: Sistering, Replacement, or Added Support
Once you know a floor joist is failing, there are three broad ways to deal with it, and they are not simply cheap, medium and expensive versions of the same repair. Each one answers a different question. Choosing correctly usually saves more money than negotiating on price.
First: Damage or Deflection?
This is the question that determines everything else.
Damage means a joist that was adequate has been compromised — it has rotted, been eaten, split, or had too much cut out of it. The member has lost capacity it used to have, and the repair restores it.
Deflection means the joists are sound but were never strong enough for what they are being asked to do. Nothing is broken; the floor is simply bending under load, as it has been doing quietly for years. Repairing an individual joist here fixes nothing, because there is nothing wrong with it.
Damage is repaired at the joist. Deflection is fixed by changing what the joists have to carry. Applying the first approach to the second problem is the most common way to spend money on a floor and have it still bounce.
Option 1: Sistering
Sistering means fastening a new member alongside the existing joist so the two act together and share the load. It is the least invasive of the three and, where it applies, usually the most economical.
It works when the original joist is still substantially sound — a split, a single bad notch, localised rot at one point, or damage over a limited length. The new member carries what the old one no longer can.
Two details decide whether a sister actually works, and both are easy to get wrong:
- It has to reach bearing. A sister that stops short of the supports at each end is not carrying load into the structure — it is just a board bolted to another board. Full bearing at both ends is the whole point.
- It has to be fastened along its length. The two members only behave as one if they are connected well enough to transfer load between them, which means a proper fastening schedule rather than a few bolts where it was convenient to reach.
Where sistering runs out of road is when the original joist has very little sound material left, or when the crawl space is too tight to get a full-length member into position alongside it.
Option 2: Full Replacement
When rot or insect damage runs the length of a joist, or the member is broken through, there is nothing left worth sistering to and the joist comes out.
This is more involved because the floor above has to be temporarily supported while the old member is removed and the new one set and secured at both ends. It is the right answer where the damage is extensive, and it is also the honest answer where several adjacent joists have gone — at which point replacement of the group is often less work than sistering each one.
Replacement is also the moment to deal with what caused it. Putting new lumber into a wet crawl space starts the same clock running again.
Option 3: Add Support and Shorten the Span
The option most homeowners have not considered, and frequently the best value of the three.
Instead of strengthening the joists, you reduce what they have to do. A new beam run beneath them, carried on new piers with proper footings, cuts the effective span. A joist spanning a shorter distance deflects dramatically less — span is the dominant term in how much a floor bends, so halving it does far more than adding a second member alongside.
This is usually the right answer for deflection across a whole floor, where sistering every joist in a room would be expensive and replacement is unwarranted because nothing is actually damaged. It is also frequently how a bouncy floor gets fixed for good.
The critical part is underneath: new piers need footings sized and founded properly for the soil. A support column standing on a patio block will settle, and you will have converted a sag into a slope.
Re-Levelling: How Much, and How Fast
Separate from repair is the question of whether to lift the floor back toward level, and it deserves more thought than it usually gets.
Lifting is done gradually — incremental adjustment over days or weeks, not in an afternoon. A house that has settled over decades has adjusted to its shape: the drywall, tile, trim, plumbing and door frames have all found their positions. Forcing it back quickly cracks finishes, breaks tile, splits trim and jams doors, and you end up repairing the repair.
It is also worth saying that full level is not always the objective. On an older home that has settled and stabilised, the more sensible goal is often to arrest the movement and recover part of the difference rather than chase a perfectly flat floor at the cost of cracking the house. Any contractor who promises a century-old floor will come back dead level is promising something you may not want.
The Order That Saves Money
Where moisture is involved — and with rot or insect damage it always is — the sequence matters as much as the repair.
- Stop the water. Drainage, grading, gutters, plumbing leaks, and whatever is letting ground moisture into the crawl space.
- Dry the space and keep it dry, with a vapor barrier and humidity control, so new wood is not going into the conditions that destroyed the old.
- Then do the structural repair.
- Finished flooring last, once the structure is sound and the space is stable.
Doing structural work first and moisture control later is not a shortcut. It is paying for the same repair twice with an interval in between.
